Thoughtful renovation
Done properly, by people who then lived with the consequences.
Who you deal with
I live in Salzburg, I renovated this place myself, and I hand over the keys in person.
I have worked in this city's tourism for over a decade: a hostel first, then a bike taxi through the old town, then guiding. Which means I have spent years watching people arrive somewhere and try to make it work. The ones I remember are not the weekend visitors. They are the people who came for three months and could not find anywhere sane to live.
Sitio came out of a renovation rather than a business plan. We fixed up a flat, lived with every decision we got wrong, and ended up with something worth handing to somebody else. If the boiler acts up at seven in the morning, you are texting me, not a call centre. No agency sits between us. That is the whole point.
The standard
Not luxury, and not a flat that photographs better than it lives. These four things are what we actually check.
Done properly, by people who then lived with the consequences.
Calm living first. A place where you can actually rest and actually work.
What daily life needs, present and working, rather than styled for a photograph.
Direct contact, clear conditions, and judgment included at no extra charge.
How this works, honestly
Salzburg-only is not a limitation here. It is the thing that makes the rest possible.
Every apartment Sitio lists has been walked through in person, which only works in one city. The day that stops being true, the promise on this site stops being true with it, so it will not stop being true.
The other direction is the same. You tell me who you are, what you do, why Salzburg and for how long. It reads a little like applying for a job, and people sometimes find that surprising for a flat. One apartment goes to one person at a time. I would rather choose well than quickly, and so would you.
Where this goes
Salzburg has no real home for temporary living. We intend to become it: carefully, one good place at a time, starting with our own.
